Covina is a small city located in Los Angeles, California.   The City of Covina encompasses 7 square miles. Covina is about 28.5 miles from downtown Los Angeles and lies at the foot of the San Gabriel Mountains in the San Gabriel Valley.  This area was originally settled by individuals who owned orange and lemon groves. Covina is often confused with another California city by the name of West Covina – but these are separate communities.  

The 2009 population of Covina was $46,781. The estimated median household income in 2009 was $63,327. The median age of Covina residents in 2009 was 33.5 years. The estimated median house or condo value in 2009 was $390,570.   The median gross rent in 2009 was $1,155.

The population density as of 2009 was high at 6,716 people per square mile. The racial democratic of Covina (2009) consisted of 48.7% Hispanic, 35.5% White, 9.2% Asian, and 4.6% African American.

Over 50% of Corvina’s workforce has attended college and have obtained an associate degree or higher.  The workforce is 60 percent white collar of which 30 percent work in management, business, financial operations, or professional operations. Almost 50 percent of residents of Covina commute to jobs more than 30 minutes away.  Commuting is made easy thanks to the region’s commuter rail system, Metrolink, which permits an easy commute to Los Angeles and San Bernardino.  The local bus transportation system, Foothill Transit Authority, has 26 routes that serve more than 16 million per year. 

 

The Ontario International Airport is located 30 minutes from Covina.  A small aircraft airfield, Brackett Field, is located just a few minutes from the city. There are 4 universities and 2 community colleges located within 5 miles of Covina.

There are no freeways that pass through the City of Covina, but this city has superior access to numerous nearby highways that lead to large cities and to the ocean.  I-210 (Foothill Freeway) is to north of Covina, I-10 (San Bernardino Freeway) to the south of Covina, I-605 (San Gabriel River Freeway) to the west of Covina, and S.R. 57 (Orange Freeway) is located to the east of Covina.

The top employers in the City of Covina are Covina Valley Unified School District, Citrus Valley Medical Center, Charter Oak Unified School District, City of Covina, Pall Medical, MedLegal, and IKEA.  The Covina Technical Center is part of the Covina Redevelopment Area which consists of a 14 acre Covina Technology Center and a 21 acre Arrow Grand Business Park are centers for technology-based businesses and light industrial businesses.

Downtown Covina is very busy during the daytime due to business generated by the medical offices near the Citrus Valley Medical Center.  Covina’s Town Center Specific Plan offers a pre-entitled destination environment for commercial office developers and mixed-use retail and residential developer.

 Companies that are in the manufacturing business, construction business, retail  trade business, and transportation and warehousing business are all types of businesses that are often in search of self storage in Covina for excess products or equipment and would benefit from storage facilities nearby.

The City of Covina and the Covina Redevelopment Agency are ready to assist companies that are moving into the area.  There are two redevelopment projects consisting of more than 600 acres that are being set aside for commercial, industrial, and residential development. 

The City of Covina has established has established an Economic Development Job Creation Program that is designed to create employment for at least 51% of low-income and moderate-income individuals.   A maximum amount of $100,000 is available to each participant depending on the viability of the project.

The City of Covina has small business loan program for businesses located in the Covina Redevelopment area.  These loans are on a first come first serve basis.  All requests for approval are considered and approved or denied by the City Council and/or the Redevelopment Agency Board.  All of these loans are for maximum term of 3 years with 0% interest.

Covina has also been used as the major filming location for many television series.  Rather than transporting the equipment and wardrobes to and from the area season after season, a self storage facility in the area would be ideal.

Overall the City of Covina is working on enticing new businesses to the area by setting aside land for business, industrial, and residential development.  The City has a highly educated workforce which is a plus for attracting new businesses to the area.  With new businesses coming to the area, they often relocate existing company employees with increases the residential housing market.  All signs point to the success of the City of Covina growing in businesses and population.  The climate and location of this town are perfect for individuals that wish to have high paying jobs and a small town in environment that is not far from larger cities.  The location of Covina in relationship to several major nearby highways is excellent.  With increased business development in the area, businesses will be in need of storage space and individuals moving to the area to work in these businesses will be relocating and will definitely be in need of self storage space during this transient period.
