The City of Menifee, California is located in Southwestern Riverside County. This city encompasses approximately 50 square miles. This area is considered part of the Riverside-San Bernardino-Ontario Metro Area. Menifee is located 1 hour north of San Diego, 1 hour east of Orange County, and 90 minutes of Southeast of Los Angeles. This city was named after a miner by the name of Manifee Wilson.
This area was developed in the early 1960s as a retirement community designed by the Del Webb Company. Younger residents moved into the area in the late 1980s and early 1990s and the average age of residents is now between the ages of 35 to 44.
The City of Menifee includes the communities of Sun City, Quail Valley, Paloma Valley, and a portion of Romoland.
Menifee has a wonderful year round climate with mild winters and hot, dry summers and average 263 days of sunshine. Typically the hottest month of the year is July and the coldest month of the year is February. This area is beautiful and a wonderful climate that allows for year round sports and activities. Individuals that are very active are often in need of storage space to store their sporting gear. This is a lovely area with wonderful views of San Jacinto Mountains, San Bernandino Mountains, and the Santa Ana Mountains.
Based on 2010 Census statistics, the population of Menifee was 28,504 which was a 119% growth since 2000.
This area saw a growth spurt in from the early 1970’s to the mid 1990’s. This is when the majority of the homes in this city were constructed. The median home cost in Menifee is $201,500.
The racial demographic of Menifee (2000) breakdown indicated the following – 89.6% White, 2.1% African American, 0.5% Native American, 1.2% Asian, and 12.3% Hispanic. This area has multiple ethnic groups and a sizeable American Jewish Community.
Menifee severely lacks industry-oriented occupations, commercial businesses, and restaurants. The major employers include Mt. San Jacinto College, the local school system, and the city itself. This area is home to 6 public elementary schools, 4 public middle schools, and 2 public high schools.
The other major sources of employment in this city are in the retail trade. Other common industries in this city include real estate and rental and leasing, accommodation and food services, and health care and social assistance. However, businesses that deal in retail are often in need of nearby secure storage to keep their overstock.
Violent crime in Menifee is far below average in relationship to other cities in the State of California; however, property crime is higher than the State average. Residents of this area would benefit from nearby secure storage to keep their personal items.
Thus the residents of this area drive to larger cities such as Murrieta or Temecula to work, shop, and dine. The majority of residents of Menifee commute to larger cities for work. The majority of people commute over 30 minutes or 60 minutes for work.
Menifee is home to Mt. San Jacinto College, Menifee Valley Campus. This is a two year community college that is primarily attended by students from Menifee, Temecula, and Murrieta areas. This community college allows students to attend and transfer to a four year college to further their education. As with all communities that have a college be it a community college or a college of any size there is a turnover of students moving in and out of the area. These individuals are always in need of personal storage facilities.
There continues to be a substantial growth of home construction in this area with families moving from larger cities to this planned residential community. As always where there is a new home construction and people moving into the area there is a large demand for self storage space. This area has a great potential for growth with a projected population of 100,000 residents in a two years time.
The Menifee Valley Chamber of Commerce is continually working to attract both small and large businesses to the area.
As you can see from above, the population growth of this area is very high with over 100% increase in population from the year 2000 to the year 2010 and there continue to be signs of future residential growth in this area. As more and more people want to move from the large cities to a smaller residential community such as Menifee, there is a continually growing need for storage units. These families will need storage space during the moving process as well as a place to their excess items personal once they actually relocate to the area.
