Miami Gardens is home to Calder Race Track and Casino and the Dolphin Stadium which is used by the Miami Dolphins and the Florida Marlins.  The population of this city increases during the year as owners, trainers, and staff come from the north bringing their horses to Calder Race Track during the winter months for racing and training.  The population of this area also varies during the year as players, trainers, and staff come to train and practice at Dolphin Stadium.  Since this is a population that comes and goes seasonally from this area, these transient residents would benefit greatly from personal storage space to keep items since they return annually.

Miami Gardens has a high population density which means that residents are likely living in homes or apartments that are small leaving these residents to search for storage solutions.
And as with all cities, there are people living in homes, apartments, and condos that have limited space and do not have the extra space for storage and are in need of storage units.  This area also has a group of transient residents due to the race track and stadium that would benefit from nearby storage units where they could leave items rather than haul it back each year.
