Our Banning facility at 1455 S. San Gorgonio Avenue offers covered and outdoor parking just south of the I-10. Most of our tenants come from the neighborhoods north and east of Ramsey Street — the homes off East Lincoln, Wilson, and Williams, and the residential areas near 8th and 22nd Street. We're about five minutes from those neighborhoods and a quick I-10 hop from Cabazon, Morongo, and the wind farm corridor to the east.

What We Offer: Covered & Outdoor Parking Spaces

Each parking space is clearly numbered and sized for RVs, boats, or automobiles. Drive aisles are wide enough to maneuver longer rigs up to 65 feet comfortably, and the approach from San Gorgonio Avenue is straight-on from both directions — no tight residential turns, no overhead clearance issues. Whether you're parking your RV between trips or storing a boat through the offseason, you can get in, parked, and back out without a hassle.

Storage for Long RVs, Motorhomes, and Larger Boats

If you've been told your rig is too long, we have you covered. Our largest spaces fit vehicles other facilities turn away, including:

  • Class A motorhomes — including diesel pushers and longer gas coaches up to 45 feet
  • Fifth-wheels — including toy haulers, full-profile bunkhouse models, and rigs with extended hitches
  • Travel trailers and bumper-pull toy haulers that run long with the tow vehicle attached

Serving Banning's North & East Side

Most of the customers who come through our gate are from the neighborhoods just north and east of Ramsey Street — the residential areas off East Lincoln, Wilson, and Williams, along with the homes north of the I-10 near 8th and 22nd Street. Residents of these neighborhoods are about five minutes from our facility, with covered and outdoor parking available right off San Gorgonio Avenue.

We also serve a steady number of RV owners from Cabazon and the Morongo area to the east. For those traveling west on the I-10 from the casino, the outlets, or the wind farms, our gate is located just past the Highland Springs exit, with ample room on the lot to maneuver a 40-foot rig.

For residents coming down from the hills on Highland Home Road or in from Cherry Valley and the north Beaumont area, our facility is a straight route south on San Gorgonio Avenue. Tenants from those areas often mention that they chose our location because the drive avoids the Ramsey Street traffic signals, allowing for a quicker arrival and departure.

Easy Access from I-10 and CA-243

We're at 1455 S. San Gorgonio Avenue, two blocks south of the I-10. From either direction, the 8th Street exit is the most direct — turn south, head over to San Gorgonio Avenue, and you're at our gate in under a minute. The 22nd Street exit also works well, especially if you're hauling a longer rig and want a wider approach.

If you're coming down from CA-243 and the mountain communities, San Gorgonio Avenue runs straight north to our gate.

Tenants coming from the east side — Cabazon, the Morongo area, the wind farm corridor — take I-10 west to the 8th Street exit, which is the cleanest approach for anyone hauling a boat or fifth-wheel back from the desert.

For drivers coming in from Yucaipa, Calimesa, or the Beaumont side, you'll pass the Highland Springs exit on your way — keep going east another few minutes and exit at 8th Street.

  • Cleaning and drying the interior and exterior.
  • Disconnecting the battery or using a maintainer to prevent drain.
  • Covering vents and tires, especially in outdoor spaces, to help reduce sun exposure and weather wear.
  • Emptying water tanks and sealing any openings.
  • Checking for leaks or maintenance issues.

Even with Southern California’s mild weather, a little preparation helps protect your RV during long-term winter storage:

  • Clean the interior and exterior thoroughly.
  • Drain all water tanks and lines.
  • Disconnect the battery to prevent drain.
  • Inflate tires to the proper pressure and consider using tire covers to protect against UV exposure.
  • Seal vents and windows, and use a breathable cover to block dust and sun.
  • Add fuel stabilizer and change the oil for motorized RVs.

Gate access is available daily from 8:30am to 5:00pm. Our facility is located on a property shared with the Banning Stagecoach KOA RV Park, with one entrance serving both.

During access hours, you can come and go freely — load up your RV for a weekend trip, swap gear between trips, or stop by to check on your vehicle. For move-in day, plan to arrive within access hours so you have plenty of time to get your vehicle settled.
